When buying a home either for personal use or as an investment, people simply want the most house for the least amount of money.  It's really that simple.

Home purchases generally fall into one of three main categories:

1. A "regular (or 'traditional') resale".   You are buying a home being sold by the owners, with no bank or lender approval required.    Often the simplest, most straightforward transaction.
2. A short sale.    This is where the owner is selling the home for a price LESS than what they currently owe to their lender.  Hence the transaction ultimately requires approval from the lender as well as the homeowner.   Transactions can sometimes take several months.
3. An REO or foreclosure.    This is where a property has gone through the foreclosure process and is actually owned by a bank/lending institution.   Foreclosure homes are typically purchased in an "as-is" condition.   Transactions are generally straightforward, yet interactions with the banks (the seller of the property) can result in occasional administrative delays.
